First Prospect

I bought a real estate course discussing how to buy houses from people going through foreclosure and am about half-way through it. We purchased a service that gives us new foreclosure listing every week and we mailed out 25 letters. Today someone called with a desperate situation and wants to meet! I haven't lined up any financing and don't know how to buy "subject to" the existing financing yet. I will have to find out how far behind in payments they are. Maybe I can do a sandwich lease-purchase (i.e. lease-option the property from the seller and turn around and do it at a slightly higher payment and sales price to the buyer). Hopefully, this is a good sign of real estate success to come.
